About home inspection?

We just bought a 28 year old house and did the home inspection. However, we got some questions after reading the inspection report.

1. The report said that the electrical tester indicated reversed polarity at the master bathroom receptacles. Is this a serious problem? Shall we hire an electrician to further investigate the issue?

2. There appeared to be oversizing of a breaker (40amp) in the panel box. For the added safety, recommend checking with electrical contractor and ensuring wiring is proper. What is the meaning of the above comments? Is it necessary to consult with an electrician for this issue? How to find a proper contractor?

3. There was a leak at the master bathroom tub Faucet Valve system.
Recommend a certified plumber further evaluate and make the necessary repairs. Is the problem really serious?

It is the first house that we buy. So we have no any experiences of how to understand the report.

Any suggestions are greatly appreciated.

1) This means that the neutral and hot wires are reversed in the receptacle. This condition occurs when the white sheathed neutral wire and the black sheathed hot wire are connected to the wrong side of the receptacle. This condition is a potential shock hazard.

2) Circuit breakers are safety devices that are designed not only to protect the electrical system, but also to be compatible with a certain sized wire. Wires must be large enough for the amperage rating of the circuit breaker. A wire that is too small may overheat and may not trip at the proper time. This is a potential safety hazard. I recommend servicing by a qualified electrician to change the breaker to the proper size.

3). A leak is always a problem that starts out small, but can lead to a lot of much bigger problems, rotting wood, mold, etc.

Contact your home inspector and ask them to explain these better for you.
